Plant Prefab Bathroom Remodeling: The San Antonio Owner’s Guide

A Plant Prefab bathroom remodel in San Antonio typically runs $9,000 to $28,000 installed, depending on the condition of the existing wet-wall, the complexity of moving the plumbing, and the materials you choose. Most owners call us after discovering a failed part in their prefab panel system: a leaking shower cartridge, a delaminating vanity counter, or a water-damaged baseboard that reveals a bigger problem than the visible crack suggested. The real cost driver usually isn’t the part itself. It’s what the part hides.

We stock commonly-needed Plant Prefab-compatible bathroom fixtures, gaskets, cartridge seals, and panel-retention hardware on the truck, and we can match most trim kits within a day. The phrase that best describes what we see with these systems: the envelope stays solid long after a single component starts to fail, and the failure spreads quietly through the panel seams before you notice the damp smell.

Which Plant Prefab Models This Applies To

Our San Antonio service covers the Plant Prefab series most often built into Texas homes: the traditional LivingHome 1 and LivingHome 2 lines, the newer YB-series panels, and any custom prefab where the bathroom module was factory-set and crane-placed. What matters less than the model name is how the panel is marked. On most Plant Prefab bathroom pods, the manufacturing label is on the inside of the cabinet door under the sink, or etched on the aluminum edge of the wet-wall access panel. That label has the build date and a serial prefix like LH1, LH2, or YB. Matching that prefix to your part prevents an expensive mistake when ordering replacement trim, but it’s only the first compatibility gate. The second is the actual rough-in. Plant Prefab uses metric rough-ins on some factory-run models and standard US rough-ins on site-assembled variants. A Kohler or Toto fixture that drops into one model will not clear the waste line on another. We verify rough-in with a digital bore gauge before we order anything.

When a replacement part goes into a prefab wall, the OEM option from Plant Prefab is always the safest fit. But for common wear points like shower valves, p-traps, and vanity hardware, quality aftermarket equivalents from Moen, Kohler, or Grohe save money and often last longer, because they are built for the harder water we get across Bexar County. The one place we refuse aftermarket: panel-to-panel gaskets and compression seals. Those are tolerance-critical, and a generic gasket that is 1mm too thin will leak at the seam the first time humidity spikes.

Mason Remodeling Co San Antonio is an independent service provider. We are not affiliated with Plant Prefab, and we don’t need factory authorization to evaluate or repair a bathroom module. We do need to see the panel label before we quote.

Signs Your Plant Prefab Bathroom Remodeling Is Failing

  • Damp or warped baseboards near the wet-wall. This is the classic first symptom. Water wicks from a failed shower pan gasket or valve seal into the bottom panel edge, and because the panels are tightly joined, the damage spreads laterally instead of puddling where you can see it.
  • Shower valve drips even after the handle is fully off. The cartridge seat in Plant Prefab units is often brass on the factory side and polymer on the field side. Hard San Antonio water erodes the polymer seat, and the drip is your sign that the seal face is gone, not that the handle is loose.
  • Silicone seams near the tub or shower pan pulling away or turning black. The expansion rate of the prefab panel differs from the porcelain or acrylic surface it meets. Texas heat cycling opens a gap in the caulk line every few years, and water follows the gap.
  • Vanity top delaminating at the corners. Factory laminate tops on early-series Plant Prefab units fail first where the sink flange meets the surface. Once the laminate lifts, water gets under it and the substrate swells. It cannot be reglued once swelling starts.
  • Soft spots in the floor directly outside the shower. This means the waterproof membrane has already been breached and the subfloor is wicking water. By the time you feel softness, the replacement is no longer a cartridge or gasket job. It involves opening the panel, drying the cavity, and often replacing a section of subfloor.

Replacement Cost & What’s Included

A remodeled primary bathroom with a soaking tub and walk-in shower

In San Antonio, a Plant Prefab bathroom remodel lands between $9,000 and $28,000 installed. The gap between the low and high end comes down to three things: whether the plumbing lines can stay where the factory put them, whether the waterproofing layer is intact behind the panels, and whether you’re keeping the original trim or moving to a different fixture family.

Here’s what the number includes, plainly:

  • Partial refresh (vanity, fixtures, trim, surface-level work): $9,000 – $14,000
  • Full remodel with shower rebuild and waterproofing kept in place: $14,000 – $20,000
  • Complete gut replacement including moving plumbing lines or replacing panel sections: $20,000 – $28,000

Parts and labor are itemized separately on every written price we give, so you see exactly what the Plant Prefab-compatible components cost versus the hours of labor. Our 365-Day Done Right Promise applies to the entire remodel, including any part we install. If something fails within a year of the completion date, we return and make it right at no charge.

DIY or Call Us?

You can safely check a few things yourself: look for the panel label under the sink, note whether the baseboard is damp or just discolored, and take a photo of the valve with the trim plate off so we can identify the rough-in before we arrive. That information saves you a second trip charge and helps us quote the right parts the first time.

Where DIY goes wrong on a Plant Prefab bathroom is inside the panel. The plumbing in these units is tightly packed, and the shutoff valves are often behind a glued access panel with no clearance for a wrench. Cutting into a prefab panel without knowing the chase layout risks nicking a supply line or the drain stack. A small leak there becomes a mold problem behind the panel, and that costs multiples of what the original fix would have. If water is involved, call us at (254) 269-5071 before cutting anything open. We’ll walk you through what we need to see, and the estimate is free.
