Abodu Roofing: The San Antonio Owner’s Guide
If your Abodu unit’s roof is leaking, buckling, or showing rust along the seams, we stock Abodu-compatible roofing materials and our crews install them throughout San Antonio. Replacement roofing for Abodu structures typically runs $400 – $1,800 depending on damage extent, and we can often match the existing profile without waiting on backordered parts. Most owners discover the failure the same way: a water spot on the ceiling or a soft patch underfoot that wasn’t there last spring.
Texas sun is hard on accessory dwelling units. The heat cycle from July through September expands metal and membrane roofing, then the cooler nights contract it. Over a few years, that repeated stress pulls at fasteners and breaks down sealant at the laps. What started as a pinhole becomes a channel, and by the time you see staining inside, the roof has been failing for months. We’ve worked Abodu units across San Antonio, from lots near Woodlawn Lake to backyards in Alamo Heights, and the pattern holds: flanged edges fail before field material does.
Which Abodu Models This Applies To

Abodu produces several models with distinct roof assemblies, and the right repair depends on which one you’re standing under. The Abodu Studio and Abodu One typically use a low-slope membrane or standing-seam metal roof, depending on the year and permitting jurisdiction. The Abodu Two and larger two-story models lean toward standing-seam panels with integrated ridge flashing. If you’re unsure which you have, check the metal ID tag mounted inside the unit, usually near the electrical panel or under the kitchen sink. It lists the model code and year. That’s the first thing we ask for when you call.
For Abodu roofs, the OEM-versus-aftermarket question is simpler than most ADU brands. Because Abodu uses common architectural profiles for American residential construction, a correct-gauge metal panel or a well-matched TPO membrane from a supplier we trust performs as well as factory original. The catch is fastener spacing and seam overlap. If a previous repair used generic foam closure strips or the wrong screw pattern, the wind-driven rain we get during spring storms in San Antonio will find those gaps within a season or two. We match panel rib profiles and lap dimensions to the existing roof, not just the material color.
One spec worth knowing: many Abodu steel roofs are 26-gauge panels. If someone quotes you 29-gauge as a “close enough” replacement, it will oil-can and dent under hail that 26-gauge shrugs off. San Antonio sits on the edge of hail alley, so that gauge difference matters.

Signs Your Abodu Roofing Is Failing
- Water staining at wall-ceiling intersections. This usually means the flashing at the roof-to-wall junction has lifted or sealant has cracked. On Abodu modules, that junction is a known stress point because the roof and wall expand at slightly different rates.
- Rust streaking down the roof face. If you see reddish drip lines, the panel coating has failed at a scratch or fastener. On a 26-gauge panel, that scratch was likely there since installation and has slowly exposed the substrate to Texas humidity.
- Loose or rattling fasteners during wind. Metal roofs use neoprene-washered screws, and the washer is the part that dies first. Once the washer cracks, water seeps down the screw shaft even if the screw remains tight.
- A soft or spongy spot in the ceiling or roof deck. By this stage, moisture has been sitting on the plywood or OSB decking long enough to rot it. This is not a sealant fix; the damaged deck section needs to come out.
- Visible daylight through the roof at the ridge or edges. If you can look up from inside the attic and see light at the ridge cap, the closure strips have failed. Wind-driven rain in a San Antonio thunderstorm will enter that opening in minutes.

AfterReplacement Cost & What’s Included

For most Abodu roof failures, installed repair cost in San Antonio lands between $400 and $1,800. Smaller issues, like replacing a section of damaged flashing or swapping cracked washers on a few dozen fasteners, sit at the low end. A full re-roof of an Abodu Studio or One, including new membrane or metal panels, underlayment, and edge metal, runs toward the top of that range and sometimes slightly beyond for larger two-story models.
What drives the spread is deck condition. If the plywood under the roof is dry, the job is straightforward: remove old panels or membrane, replace underlayment, install new material, seal and fasten correctly. If water has been getting in for a while, a portion of the deck must be replaced, which adds labor and disposal on top of the roofing cost. Every quote we write is a line-item price delivered before work starts, so you’ll see exactly what you’re paying for decking, underlayment, panels, flashing, fasteners, and labor. No change orders when the crew arrives. Our workmanship warranty on Abodu roof repairs covers 365 days from the completion date. If something isn’t right within that year, we return and fix it at no charge.
DIY or Call Us?
You can safely inspect your Abodu roof from the ground with binoculars. Look for lifted ridge caps, missing washers, rust streaks, and gaps where the roof meets the walls. That will tell you roughly what you’re dealing with before anyone climbs a ladder. What we don’t recommend is walking the roof yourself. Low-slope metal gets slick with morning dew or a light drizzle, and an Abodu unit sits high enough that a fall means more than a bruised ego.
We also don’t recommend tube sealant as a permanent fix. Roofing sealant applied over a crack without proper cleaning and a compatible primer fails in under a year, and it often hides the real problem while the leak continues underneath. If the issue is rusted-through metal or failed closure strips, the only real fix is replacing those components with correct-gauge material. That’s the fastest, least expensive route long-term. Call (254) 269-5071 and we’ll walk through what you’re seeing and schedule a look.
FAQs

A properly installed metal roof on an Abodu unit in San Antonio should last 30 to 40 years, with fastener and sealant maintenance needed around the 10- to 12-year mark. Membrane roofs on low-slope Abodu models typically last 15 to 20 years before resurfacing or replacement makes sense, and hail events can shorten that considerably.
Yes, most Abodu roof issues are repairable when caught early. Flashing, closure strips, fastener washers, and isolated panel sections can all be replaced without re-roofing the entire unit. Full replacement only makes sense when decking is rotten, the membrane has widespread cracking, or hail has dented most panels to the point where they can no longer shed water properly. Call (254) 269-5071 and we’ll give you an honest read on whether repair gets you another decade or replacement is the smarter spend.
We keep common 26-gauge standing-seam panels, closure strips, TPO membrane, compatible fasteners, and edge metal in our San Antonio stock, which means many Abodu roof repairs can start the same week without waiting on shipped parts. If your specific panel color or rib profile isn’t on the shelf, we order it and confirm a timeline before any work is scheduled.
A flashing or fastener repair on an Abodu unit usually takes half a day. Replacing a few damaged panels runs a full day. A complete re-roof on an Abodu Studio or One takes one to two days depending on whether decking sections need replacement, and we won’t leave the structure exposed overnight.
If you own an Abodu in San Antonio and you’ve spotted rust, staining, or a soft spot overhead, call (254) 269-5071 for a free estimate.
