Ameristar Home Additions & ADU: The San Antonio Owner’s Guide

If you’re researching an Ameristar home addition or ADU in San Antonio, you’re likely facing one of two situations: your existing addition has a structural or systems problem that needs diagnosis, or you’re planning to add square footage and want the project priced honestly before you commit. Home additions in San Antonio typically run $45,000 to $130,000 depending on foundation work, roof tie-ins, and the condition of your existing slab, while a full ADU construction ranges $90,000 to $220,000. Most owners discover they need help when a roofline starts sagging, a door stops latching after a dry season, or an inspector flags a code issue on an addition built before current San Antonio building standards.

We’re an independent San Antonio contractor, not affiliated with Ameristar. What we bring to the table is straightforward: we know what goes wrong with additions on Texas clay soil, we put the price in writing before work starts, and every crew member who steps onto your property has been identity-verified and introduced to you by name and photo before arrival.

Which Ameristar Models This Applies To

Ameristar doesn’t manufacture home additions or ADUs the way it produces windows and doors. The Ameristar name on an addition project usually refers to Ameristar windows, doors, or exterior products installed as part of the build. If your addition or ADU carries Ameristar windows (typically the Ameristar 2000, 3000, or 4000 series), we match replacement units by measuring the rough opening and reading the etched corner label on the glass, which carries the series code, glass package, and manufacturing date. The compatibility gotcha we see in San Antonio: Ameristar’s newer 4000 series frames are roughly 3/8 inch deeper than the 2000 series, so swapping between series on an existing rough opening isn’t a drop-in job. It requires furring out or trimming back the jamb. When the frame itself is sound, we often recommend replacing the sash or glass rather than tearing out a perfectly good frame. OEM replacement parts exist for current production, but for discontinued Ameristar lines, quality aftermarket seals, balances, and hardware kits from suppliers like SWISCO frequently match or exceed the original tolerance specs at 30 to 40 percent less cost.

Signs Your Ameristar Home Addition & ADU Is Failing

  • Doors that stick in summer and swing loose in winter. San Antonio’s clay-heavy soil expands and contracts dramatically with moisture. If your addition’s doors bind at the top corner during wet months and loosen during droughts, the slab or pier-and-beam footing is moving more than it should. This is a foundation movement signal, not a door hardware problem.
  • Cracks at the roofline where the addition meets the original structure. The seam between old construction and new construction is the most common failure point on San Antonio additions. A hairline crack that opens to 1/8 inch or wider over a dry spell means the tie-in wasn’t properly flashed or the new foundation settled independently of the old one.
  • Window sashes that won’t stay up or won’t seal against the frame. Ameristar balances and spiral balances wear out, especially on west-facing walls in San Antonio where afternoon heat bakes the hardware. If the sash drops when you let go, the balance is shot, and trying to force the window closed just warps the frame further.
  • Drywall tape cracking at the ceiling corners every fall. Attic heat in a San Antonio summer hits 140 degrees or more. If your addition’s ceiling corners crack and re-crack after every patch job, the truss uplift or inadequate attic ventilation hasn’t been addressed, and the underlying problem will keep coming back.
  • Water staining around windows after a heavy San Antonio thunderstorm. Ameristar windows are generally well-built, but installation errors on additions built by owners or less-experienced crews show up here first. Missing head flashing or poorly lapped housewrap lets wind-driven rain get behind the siding and into the rough opening.

Replacement Cost & What’s Included

For a full home addition in San Antonio, $45,000 to $130,000 gets you new foundation work, framing, roof tie-in, electrical and HVAC runs, and finish out. The spread comes down to whether you’re building on a slab or pier-and-beam, whether the existing roofline accepts a perpendicular tie or requires structural modification, and what your finish level looks like. An ADU runs $90,000 to $220,000 because it adds a dedicated electrical service or subpanel, separate plumbing runs, and its own HVAC system. Where Ameristar products fit in: replacing a failed Ameristar window on an existing addition typically falls between $450 and $1,200 per window installed, and we write that price in writing before we order the first part. Every project we complete carries a written guarantee stating coverage terms, exclusions, and duration (365 days from completion date), and if a repair or installation fails within that window, we return and make it right at no charge.

DIY or Call Us?

You can safely check a few things yourself. Look for cracks wider than a hairline at the addition’s roofline seam. Check whether doors bind only in certain seasons. Look at window sashes to see if the balance mechanism is visibly broken. But don’t attempt to replace Ameristar balance hardware yourself, the springs inside are under enough tension to break a finger if released incorrectly, and getting the sash out of the frame without damaging the track takes a specific technique. Foundation-level problems aren’t DIY territory at all; they require leveling surveys and engineering judgment. If you’ve found the part number on the glass label and want to know what it’ll cost to fix, call (254) 269-5071. We’ll give you numbers over the phone and a written price before any work starts.
