ES Windows Kitchen Remodeling: The San Antonio Owner’s Guide
If you have ES Windows products in your San Antonio kitchen and something has failed, you need a straight answer: a full kitchen remodel around ES Windows typically runs $14,000 to $45,000 in San Antonio, and a targeted repair or component replacement usually falls between $400 and $2,500 depending on what’s broken. Most owners discover the problem the same way: a window that won’t seal, a frame that’s pulling away from the wall, or hardware that’s stripped and won’t lock. The good news is that ES Windows uses standardized hardware and frame profiles across most of its residential lines, which means we can usually match the part and have it installed faster than you’d expect.
We’re Mason Remodeling Co San Antonio, an independent contractor serving San Antonio and surrounding areas. We’re not affiliated with ES Windows, but we’ve worked on enough ES Windows kitchens across the city to know exactly what fails, why it fails, and what it costs to make it right without tearing out more than you need to.
Which ES Windows Models This Applies To

ES Windows manufactures sliding, casement, and fixed-frame windows across several residential series lines, and the compatibility issue that trips up most San Antonio homeowners is this: the series number matters more than the glass size. Two windows can measure identically at 36 by 48 inches, but if one is from the ES 7000 series and the other from the ES 5000 series, the frame profiles, roller assemblies, and lock hardware won’t interchange. You’ll find the series stamped on the frame edge or etched into a corner of the glass itself. Look for a small label on the interior frame rail, usually on the hinge side of a casement or the top track of a slider.
One checkable gotcha specific to ES Windows: roller assemblies on their older sliding lines from the mid-2000s were riveted into the sash, not screwed. If yours is riveted, a roller swap becomes a sash rebuild rather than a ten-minute part exchange, and that changes both the labor and the price. On the OEM versus aftermarket question, we’ve had consistent good results with genuine ES Windows hardware for locks and hinges, but for rollers and weatherstripping, quality aftermarket equivalents from CRL and Prime-Line hold up just as well in Texas heat and cost roughly 30% less. We’ll tell you which one we’d put in our own kitchen, and we’ll show you the price difference before we order anything.
If you’re planning a larger kitchen remodel, we also work with KraftMaid and Wellborn cabinetry, plus Cambria, Silestone, and Caesarstone countertops, so you’re not juggling multiple contractors.

Signs Your ES Windows Kitchen Remodeling Is Failing
- The window sags when you slide it. This almost always means the roller assembly has worn down or the track has warped from years of San Antonio sun exposure on the south-facing side of the house. You’ll hear a grinding sound and feel resistance about halfway across the track.
- Condensation between the glass panes. The seal around the insulated glass unit has failed. In San Antonio’s humidity swing, a failed seal fogs the interior surface permanently, and cleaning won’t fix it. The glass unit needs replacement, not the whole window.
- The lock won’t engage or the handle spins freely. Stripped lock hardware or a misaligned strike plate. This is common on casement windows where the crank mechanism gets forced past its stop and the gears inside the operator strip out.
- Daylight or a draft around the frame edges. The frame has pulled away from the rough opening, or the weatherstripping has compressed and hardened. In San Antonio, the clay soil movement across Bexar County shifts foundations seasonally, and window frames take the brunt of it.
- The sash won’t stay open. On double-hung and some casement lines, the balance springs or friction hinges have worn out. This is a safety issue, especially with heavy glass, because the sash can drop without warning.

DIY or Call Us?
Some things you can check yourself without risk: clean the track and look for debris, check whether the screws on the lock plate are loose, and note whether the frame gap is consistent or worse at one corner. Those observations help us quote faster and often save you a trip charge.
What you shouldn’t try yourself is anything involving the glass, the frame-to-wall connection, or spring-loaded balance hardware. ES Windows sashes are heavy, and a balance spring under tension can release hard enough to break fingers or send the sash into the countertop. If the glass is cracked or the frame is pulling away, that’s structural work, and it needs a trained crew. We’ll send someone who knows ES Windows hardware, arrives in uniform with a photo ID badge, and whose name and photo you’ll have before the visit. Call (254) 269-5071 and we’ll walk you through what you’re seeing.
FAQs

Expect 20 to 30 years from the frame and glass, but locks, rollers, and weatherstripping typically need attention at the 10 to 15 year mark. San Antonio’s UV exposure and clay soil movement shorten the service life of seals and hardware compared to climates with less sun and more stable ground.
Most ES Windows failures are repairable: hardware wears out, glass seals fail, and rollers flatten. A full window replacement is only warranted when the frame itself is cracked, rotted, or badly out of square. We’ll tell you which one you actually need, not just which one makes us more money. Call (254) 269-5071 for an honest assessment.
A single roller or lock replacement takes about an hour once we’re on site. An insulated glass unit replacement takes a few weeks because the unit is custom-ordered to your exact dimensions. A full kitchen remodel around ES Windows runs four to eight weeks depending on scope.
We carry common ES Windows lock sets, crank handles, and select roller assemblies on the truck for the series lines we see most often in San Antonio. For riveted sashes or older series, we’ll order the correct part and schedule the return visit. You’ll know exactly what we have and what we need to order before you commit to anything.
Give us a call at (254) 269-5071 and we’ll get you a written price and a plan. Know who’s coming, know what it costs, know it’s covered – that’s the whole job before the job starts.
