Sterling Home Additions & ADU: The San Antonio Owner’s Guide

We install and service Sterling-compatible home additions and ADU components throughout San Antonio, with full addition projects typically running $45,000 – $130,000 and standalone ADU construction landing between $90,000 and $220,000. Most San Antonio homeowners who call us aren’t starting from zero, they have a Sterling product or system that’s degraded, and they need to know whether it can be repaired or rebuilt, matched to existing work, and priced honestly. The most common discovery point is a hairline crack shifting into a visible gap at a wall-to-addition seam, or a door that starts sticking in an ADU that settled differently than the main structure.

We’re an independent service provider, not affiliated with Sterling, but we work with their product lines regularly and know where they succeed and where the Texas climate finds the weak points.

Which Sterling Models This Applies To

Sterling’s product line spans pre-engineered addition kits, wall panel systems, and ADU shells. The compatibility issues we see most often in San Antonio involve the wall panel mating surfaces, specifically the J-channel trim pieces and the corner transition caps that tie the addition into the existing framing. If your addition was built within the last 10 to 15 years, you likely have one of their series using 4-foot modular wall panels. Older builds, pre-2012, used a 3-foot panel with different stud spacing, and this matters because the replacement trim and flashing kits are not interchangeable between the two generations.

Look for a small white label on the interior side of any wall panel corner, usually near the floor line or tucked behind a baseboard. It’ll show a four-digit series code. If you can’t find it, measure the distance between vertical wall studs through an existing outlet box: 16 inches on center points to the newer line, 24 inches usually means the older system. For the aftermarket-versus-OEM decision, we generally recommend OEM trim and flashing for anything exposed to weather. The tolerances are simply tighter. For interior components like baseboard returns and closet hardware, quality aftermarket equivalents perform just as well at roughly 30 to 40 percent lower cost.

Signs Your Sterling Home Additions & ADU Is Failing

  • Gap widening at the seam where the addition meets the original wall. This is nearly always differential settlement. San Antonio’s clay-heavy soil expands and contracts dramatically with moisture, and an addition on a separate foundation will move independently of the main slab. What starts as a hairline crack becomes a quarter-inch gap within two or three wet-dry cycles if left unaddressed.
  • Sticking doors or windows inside the addition. The framing itself is shifting. In an ADU, this often shows up in the bathroom door first because that wall carries more plumbing weight and the opening was framed tighter to begin with.
  • Drywall cracks radiating from window corners at 45-degree angles. These are stress fractures from racking, not normal settling. San Antonio’s summer heat plus the occasional winter freeze-thaw cycle creates enough thermal movement to crack poorly reinforced corners within five years.
  • Musty odor or visible staining along the bottom edge of wall panels. The sill flashing on many older Sterling installations was never upgraded for San Antonio’s flash-flood rainfall patterns. Water wicks up behind the panel and sits against the bottom plate. By the time you smell it, the plate is usually compromised.
  • Visible rust on exposed fasteners or corner brackets. Original fasteners on pre-2015 installs were often standard galvanized rather than stainless. Once the coating fails, the fastener itself becomes a moisture pathway into the framing.

Replacement Cost & What’s Included

A walk-in shower with large-format tile and a built-in niche

For a full home addition in San Antonio built to current code, expect $45,000 to $130,000 depending on square footage, foundation type, and interior finish level. ADU construction runs $90,000 to $220,000 complete with utilities and kitchen or bath. When the job is localized, say a failing sill plate and damaged bottom panels, that work usually lands in the $4,000 to $13,000 range, and we write it as its own line item so you’re not paying for a full rebuild you don’t need.

Every quote includes the written price before any work starts, materials, labor, debris hauling, and the permit. We don’t do verbal estimates that grow on the final invoice. What we quote is what you pay. And every completed project is covered by a written guarantee, 365 days from the completion date. If the repair fails within that year, we return and make it right at no charge.

DIY or Call Us?

You can safely check a few things yourself: look for the series label, photograph any visible gaps or cracks, and note whether the problem area is wet or dry at different times of day. That documentation helps us price the job before we arrive. What you shouldn’t do is attempt to remove wall panels yourself. The lower panels on many Sterling additions are load-bearing, and the panel-to-panel connections are under tension. Cutting into a panel without knowing which are structural and which are cosmetic is how homeowners turn a $6,000 repair into a $25,000 rebuild.

Same goes for anything involving the roofline or exterior flashing. If it’s more than six feet off the ground or touches the roof, call us at (254) 269-5071 and let a trained crew handle it. We’ll send someone out, put eyes on the problem, and give you a written line-item quote before a single tool leaves the truck.
