Toto Windows & Doors: The San Antonio Owner’s Guide
If you have a Toto window or door that’s failed, we stock the replacement parts most San Antonio homes need, and a typical part-plus-labor job runs $400 – $1,800 depending on what’s broken. We’re usually on site within a few days, and most Toto window and door repairs are completed in a single visit. Most owners notice the problem the same way: a door that suddenly drags, a window that won’t stay open, or weatherstripping that’s peeling away from the frame. The good news is Toto parts are identifiable, and we carry the common ones on the truck.
A quick note before we get into specifics: Mason Remodeling Co San Antonio is an independent service provider. We’re not affiliated with Toto, but we’ve been installing and repairing their windows and doors across San Antonio for years, and we know the product line well enough to tell you exactly what’s compatible and what isn’t.
Which Toto Models This Applies To

Toto has produced several distinct window and door series over the years, and the part you need depends entirely on which one you have. The two most common in San Antonio homes are the Toto Signature Series and the Toto ProLine Series. They look similar at a glance, but their hardware is not interchangeable. The Signature Series uses a 3/4-inch roller assembly on sliding doors, while the ProLine uses a 5/8-inch roller. Order the wrong one and it won’t seat correctly, which is the number one compatibility mistake we see with DIY replacements.
To identify your model, look for a silver sticker on the edge of the door or the top of the window sash. It will list the series name and a date code. No sticker? Measure the roller diameter with a caliper, or check the hinge shape on casement windows: Signature Series hinges have a visible brass bushing; ProLine hinges are all stainless. For Toto windows and doors, we always recommend OEM (original equipment manufacturer) parts when they’re still available; they’re machined to tighter tolerances and the finish matches what’s already in your home. Quality aftermarket equivalents exist for rollers, balances, and weatherstripping, and we’ll tell you honestly when they’re a smarter buy.

Signs Your Toto Windows & Doors Is Failing
- Sliding door drags or sticks along the track. The roller bearings are worn flat, or the track has collected enough San Antonio dust and grit to grind them down. Left alone, a dragging door eventually scores the track and doubles the repair cost.
- Window won’t stay up when opened. The spring balance cartridge inside the frame has lost tension. Toto balances are rated for a specific sash weight, and using a mismatched replacement makes the window feel either too heavy or too jumpy.
- You feel a draft around the frame edges even when closed. The weatherstripping has compressed or the seal has dried out in the Texas heat. Toto’s vinyl-coated bulb seal tends to last 8 – 12 years here before it starts peeling.
- Lock or latch won’t engage. The strike plate has shifted, or the multi-point lock mechanism on a Toto patio door has a broken gear. Forcing it usually bends the keeper and creates a second repair.
- Condensation between the glass panes. The insulated glass unit’s seal has failed. The glass needs to be replaced as a sealed unit, not just reglazed. This is common on south-facing San Antonio windows after a decade of direct sun.

AfterReplacement Cost & What’s Included

In San Antonio, you can expect these installed ranges for Toto window and door repairs:
- Sliding door roller replacement: $400 – $700 per door, including new rollers and track cleaning
- Window balance replacement: $250 – $450 per window
- Weatherstripping replacement (full perimeter): $350 – $800 per door or window
- Lock or multi-point hardware replacement: $350 – $600 per lock
- Insulated glass unit replacement: $600 – $1,800 depending on size and glass package
What drives the range is parts availability. Some older Toto series have been discontinued, and those OEM parts cost more on the secondary market. Every quote we give is a written price before any work starts, so you’ll know the full cost including labor and materials before we touch the door or window. The work is covered by our 365-Day Done Right Promise: if anything we installed fails within a year, we come back and make it right at no charge.
DIY or Call Us?
Toto windows and doors are generally lower-risk to work on than some other brands, but there are still a few things that go sideways fast. Replacing a window balance cartridge involves a spring under tension; if you release it wrong, the spring can whip out of the frame and cut you. Sliding door rollers are more forgiving, but lifting a heavy glass panel out of its track is a two-person job, and most San Antonio homeowners don’t have a helper who knows how to angle the panel without chipping the frame.
What you can safely do yourself: clean the track with a dry brush (no lubricants; they attract grit), check for loose screws on hinges and strike plates, and inspect the weatherstripping for visible cracks. If the problem is a worn roller, a failed balance, a broken lock gear, or a fogged glass unit, that’s a call to us. We’ll identify the exact part, bring the right replacement, and have it installed in one visit. Call (254) 269-5071 and we’ll talk through what you’re seeing.
FAQs

Toto windows and doors typically last 15 – 25 years in San Antonio’s climate, with hardware components like rollers and balances needing replacement around the 8 – 12 year mark. Our intense UV exposure and the fine dust from our limestone soil shorten the life of seals and moving parts compared to coastal climates. Call (254) 269-5071 if your Toto hardware is approaching that age and showing wear.
Some Toto parts can be repaired in place, particularly rollers that just need cleaning and lubrication, or strike plates that need realignment. But balances, lock gears, and failed glass seals generally need replacement; repairing them is usually a short-lived fix that costs more than the right part. We’ll tell you which path makes sense before any work begins.
Most Toto window and door repairs take between 45 minutes and two hours on site. The exceptions are insulated glass unit replacements, which require ordering the glass to size; those are typically ready within two weeks. We’ll give you a written timeline with your quote.
We keep common Toto parts on our trucks, including the rollers, balances, and weatherstripping used on the most popular Series and ProLine models in San Antonio. Less common or discontinued parts are ordered directly and usually arrive within three to five business days. We also stock parts for KraftMaid cabinetry, Cambria surfaces, and Silestone surfaces, so if you have a related repair, we can likely handle it in the same visit.
If your Toto window or door is giving you trouble, call (254) 269-5071 for a free estimate.
